Below is the necessary paperwork for your upcoming sale. Print all of these out and fill them out appropriately. I suggest getting these filled out right away so they are ready once you find a ready, willing, and able buyer. I even included a sales contract for your upcoming sale!
Sales Contract-This is a sample sales contract you may use once you find a buyer. Click below to view.
Residential Property Disclosure-This form outlines any disclosures that need to be made to your buyer. These cover all latent material defects with the property you are trying to sell. Read through it and fill it out appropriately.
Mold Disclosure-Fill out appropriately and have ready for your buyer. This will go with your sales contract.
Lead Based Paint Disclosure-If your property was built prior to 1978 then you MUST include this form in your disclosures. If your property was built after 1978, you will not need this document.
LEAD BASED PAINT DISCLOSURE
Radon Disclosure-This form is necessary for the sale of your property. You must disclose if you have knowledge of radon or not. Must also go with your sales contract.
It is highly recommended that you create a net sheet prior to putting your property on the market. I highly suggest that you pick a closing attorney ahead of time. Ask them to prepare a more accurate net sheet based on your listing price. This allows you to see what your walk away figure will be after all closing costs!

The valuation I provide to you will be reflective of a 30 day sales price in TODAY’S Market based on Today’s Values and not what you may want to hear. Hopefully you are happy with the valuation, but do not blame me if you don’t like it. I’m here to tell you the truth, not fluff some inaccurate figure in hopes you will give me the listing. I may need to see the interior of your home to give you a more accurate valuation.
